0:49The Market Slow Down & What Easy Sell Does

Markets markets doing decent however you're starting to see a little slow down I think that's because at a time of year right a little bit it's different every market is different like the Long Island mark right now is a little slow the Jersey markets a little quick depending on the price points we're at the markets all over so yeah if you don't know about us you know we do tell them what we do cuz tell them what we do folks we purchase properties all threat Nassau Suffolk Brooklyn Queens Staten Island the Bronx anyhow you're looking to get rid of cash properties we do not care condition it could be sea of Oh issues crack Foundation's houses fall apart the Lapith they did anything like that you could be behind on your mortgage your taxes you could have inherited you know this one we just talked about last week the inheritance is you know anything like that folks if you have a house you're looking to sell please pick up the phone give us a shout six three one 400 easy take a couple of minutes the guys in our office will go they'll go through the take an application so I believe about 10-15 minutes we'll see if we're a good fit for you one thing we always stress to you is you know if we're not a good fit folks we always we always always hard as friends we'll always part as friends indirect you know directly in the right position or the right way to go very rarely do we have to do that we usually can always help out you know Billy always talks about we always talk about we brand something called the easy way out and really is today the easiest fastest hassle-free way to sell your house barn oh yeah Bar None really in and as is condition I mean we we do not care so and we're gonna talk about that in our segment today and what we don't care about and all the things that we can you know alleviate you from and if you don't you want to go down that road we could talk to you about what you're going to have to do if you don't want to sell to somebody like us in cash and that's a good segue in cuz I appreciate by the way great opening my man you're really getting good at this stuff I love it you are getting good I so here's the deal ladies and gentlemen my cousin hit on the head we we have a system a process called the easy way out and it literally is the fastest easiest most hassle-free but like he said before we're not a good fit for everyone and if we're not a good fit then we simply pawn his friends so our gift to you today we want to spend the next thirty five forty minutes we want to go over if you're a home seller if

2:45What to do to Sell Your Home For Top Dollar

You're somebody that litt has been living in your home for years maybe you just inherited the home last week maybe you're going through a divorce situation whatever your situation is you're looking to sell your home we're gonna go over now the pointers if you want to sell it for top dollar you want to get the absolute top dollar for your home what you're gonna need to do in order to prepare yourself for the absolute highest probability of having the least amount of hassles and the biggest payday right I think that's a fair statement so so here's the deal right the first thing you're gonna want to do that we recommend if you're gonna sell your property depending on the house that you have is you want to compare apples apples ranches to ranches capes to capes Colonials to Colonials you want to run comparable so have a realtor do this for you or an appraiser and you want to get similar square footage to the type of property that you look at a cell that are within your same neighborhood that's sold within the last six months right you want to do this for a reason because your home you might be running comps you might have the idea from Zillow but your home is worth four hundred and fifty thousand dollars well Zillow is an automated system online that has absolutely no idea about a lot of the information that's missing from the report doesn't know the inside of your home doesn't know if the last time it's been updated doesn't really know sometimes the square footage is off if square footage has been added and not you know done the right way with the CFOs into town so if you're looking at an automated valuation from Zillow when it's coming up at four fifty and it's saying in your area for 3-bedroom 2bath ranch the the value in this area is going for about four hundred fifty thousand now it's not taking a consideration all this stuff you need to do the house to bring it up to that level and that's talked about today right hello nightmare the Zillow nightmare maybe we should jump into it we've had this on the radio how many times we've talked about this what is the CEO of Zillow how much did he sell his house less than but that's a get to go in so just so you can understand how bad the s the biz estimate is with Zillow the CEO of Zillow and you could look this up online it's all over the place because it was it was incredible that this happened he his house was a zest of it now I'm making numbers up cuz I don't remember the exact numbers his estimate is 1.8 million dollars and he ended up selling his home at 1.3 million dollars substantial mess about right let's think about that for a second the the CEO of Zillow who doubts that his estimates are correct his valuation his own valuation from Zillow 1.8 so from 1.3 and again researching I'm off on my numbers but it was a big difference in what the Zillow said and what he sold yeah so folks if you're out there listen

5:19Why You Need a Good Realtor & Knowing Your Home's Worth

Make sure you do you get a reputable realtor that's why we actually have a team of Realtors that work below me we're very stringent and the comps are very very important there's a lot of people out there that look at certain comps they don't look like really saying they don't compare apples to apples they're going outside of the radius of certain neighborhoods certain neighborhoods just command more if their subdivisions on you know if they may be in different areas on busier streets certain areas you know school districts make a difference there's a lot of Realtors don't really know how to pull comps so be and be very very observant on that don't just use as a little estimate like recycle recs it's it's a bad way to think what your house is worth legitimate comps are legit and obviously what you want to look at to not even just what's sold in the last six months you want to look at if we can go down to 90 days great you also want to look what's under contract and you also want to look what's coming on the market too there's more important things to look at because now that that dictates where the market is actually shifting to and where it's going you're getting a good gauge as exactly what Wayne said where the market is and where it's going and you know there's things that would bring down the value of a home there's also things that will bring up the value of a home right if you're behind high tension wires if you're behind a railroad track if you're you know across the street from a commercial building if you have a hoarder house right next door to you that's a complete nightmare bomb disaster and you're trying to sell your home you have to realize you're gonna have to take a discount off that price and this is not selling to us I'm talking about you selling in the open market running at top dollar you're gonna have to sell it a little bit of a discount because those things are gonna bring down the value right so we're gonna circle back to the comps in a minute well I want to go through now and say the next thing and this bites a lot of people in there ask us if you're looking to sell your home for top dollar you have to make sure that everything inside your home is permitted or see a vote so you're gonna want to go down to the town whatever municipality yeren you're gonna want to pull all CFOs and all open permits and close permits you want to bring them back to your home because if you inherited the house you're gonna have no idea what was done what wasn't if it's if you moved into the property 15 years ago you might have thought that the person you bought it from had the dexia vote and a converted basement see a vote and to convert a garage do you vote cause back then when you get in a mortgage they really didn't give a crap if things weren't C vote they do today and so you're gonna want to go down you're gonna want to pull the permits

7:27Knowing What is Legal On Your Home & Getting a Home Survey

Pull the CFO's from the town and then walk around your property and say okay what is legal and what's not and I want to pick your brain cuz you deal with a lot of crap when it comes down and make a property's legal so folks I mean it happened a lot 60 70s 80s you know your grandfather your aunt your uncle whatever it was they went out and they just changed things on the houses they just built extensions they converted things was they added full second-story like without happens and they did it on the weekends everybody came out and huh you know how to cut you know have some pizza two beers and they did this type of stuff and it worked and it listened and I'm not saying it didn't do well and it didn't build something nice but it wasn't legal and now what happens is it gets a little stricter ten twenty thirty years down the line and now you need to legalize that and legalizing after the fact is ten times harder to paint yes because the town's will make you jump through a thousand and one hoops and you're gonna be getting enact but you're gonna be getting an architect too involved if the drawer we have so let's how they go through this let's go there's one more because this is this is really important because it it hurts us when we have to go through this well yeah even though we're good at what we do we know that we're taking on a pain in the ass we're gonna have to deal with it but for the regular homeowner out there this is a painful process Michael from dealing with the town for CFO's that have not been closed or see bows that have never been put in or for permits that have been started but not finalized that happens like like let's go through the freakin hurdles that they're gonna have to jump over because it's painful it is painful so folks don't you say you legalizing an extension for that for that matter you know I would recommend that you may not want to because you want to try to save more money but I recommend it get an expediter because if you want to go down and file these permits and go down there every single day and deal with these town workers good luck you'll be taking days off of work and losing a lot more money than you would - because you're not an expert at that particular craft in that position and it is in expertise and to further that statement you want to make sure you get an expediter that's an expert in the municipality to the town that you're dealing with because not every engineer not every Expeditors is good single town know you're right so do you do diligence in if you have somebody that's reputable in that town great now you want to get him involved he's gonna come to the house we're gonna show you what you need to do he's good you're gonna need to get an architect so let's talk about him for a second so Dex but they what's he gonna run he's gonna run few hundred to a thousand dollars few hundred depending on how many permits he's got to do how much work he's gonna do really what he's doing is he's being the most expediting he's taking your information he's just running it through and coordinating with all the different people that you have gonna do schedule and get you listened you get all the paperwork together for you help you profile it all because not only do you just need to fill things out you need to get it sometimes you have to get insurances we need to get things signed at the PS and you bring the stuff down they want something else he's got to come back so I mean I'm not gonna say he's guys gonna come back so he's your point of contact unless you want to do it let him be the liaison which we don't recommend you doing this on your own hire an expert so it's gonna be some money in your pocket and the next challenge is once you get him so he has to do what he has to get a home he has to get a boutique oh so right through the property oh yeah so then he's gonna now break it down for you okay listen we have an extension so what we need to now get a survey of the property we needed before and after we need to now get an architect in here or an engineer we're gonna have to draw this we have to figure out how they built this so let me cuz you're quick so let's go through so what is an average serving in a cost to get that done first six fifty six to eight fifty yeah okay that's another expense you can have to put out now once he gets the survey done that's gonna come back and now you're gonna have to get your architect involved because if you have an extension that's not been compliance it's not been put in for the prophecy of OHS and permits your gear now I'm gonna have to have an architect draw your house and draw that specific area and they have to show that it's up to whatever year you're doing 2019 2020 one code and standards and so what's the fee for him the architect should be anywhere anywhere they could be anywhere between four to ten thousand dollars depending on the door and how much time they're gonna be there not the cheapest and even though they're professionals because we've gone down this road how many times do you do with architects where they prepare the plans they give it to the expediter the expediter puts it in and the town comes back and says it's not right we have to do something else and you have to it's a waiting game and every time you wait you send it back to the to the architect he's giving you another bill it's almost like a freaking deal with an attorney here I say folks I could almost say and we don't really give guarantees but I can almost guarantee you there regardless of what you send in there with a set of plans they're getting kickback they have to find something I mean how many times we put us there I'll press tab guarantee on that one I will because you'd never get through the first time so they're going to get kickback and honestly sometimes and I won't certain towns on Long Island you will get kicked back four or five six seven times before they will approve a set of plans it's it is sickening it's you will lose your minds a lot of work it's a lot of headache it's a lot of hurdles and it's a lot of bureaucratic red tape going through it now listen the town's obviously have to police a lot of different things I personally believe so does my cousin that they can go about it in a more expedited fashion they make it very difficult to deal with but at the same time it's a necessary evil because if they weren't there a lot of these contractors that were out there would be the wild wild west and a lot of crap a beginning put out and that's not good either so it's important that they do their job except they just don't have processes and since to get it done in expedited manner I say they hire their expediter I think which is a cost they get this survey done it's a cost they hire their architect it's a cost they going through trying to legalize all these different things now let's talk about the architects not just gonna draw it sometimes the town is gonna want to come in and they might want to open up walls they might want to open up walls to see how the electric was run how the how the the thing was was framed out how the plumbing is put into it right I mean yeah they'll even make it dig up foundations too if you put an extension on they wonder how the footings were they want you to go down if you had a basement on it they're gonna make you dig down 9 feet to see where the footings are on that thing so yes you got to prove sometimes you gotta prove well you gotta have somebody sign you sign off on it and you know they don't really want the sign office anymore so so here's our day with this it's a lot of burden it's not proven but here's here's the benefit side if you're willing to put the work in if you're willing to go and spend the money and not just the money at the time and to deal with the absolute aggravation that's gonna be on your shoulders guaranteed you will if you get that done you will see your home for more money it's a guarantee I mean if you have everything legalized and everything is up to 2,000 1920 coding standards whatever it is and you have all permits and all CFO's you're you're heading in the right direction to maximize the dollars on your property and that's the whole point of this thing yeah you know we're not a good fit for everybody but we do is we'll come in in that situation we'll buy the property and it's as is condition you have open permits you have no CFO for the consent for the second-story extension you don't have a CFO for the converted garage or the converted basement or the added bathroom or you know the mirrored of how many other things are there I mean there's wonder sometimes we buy those no Co for the house the whole house the whole house this you know that just doesn't exist it's amazing how they took taxes for the list seventy five eighty years but the house doesn't exist in their book it's crazy it's crazy and that those are those are always fun now legalizing a whole entire house well we buy him we've

14:04We Buy Problem Properties

Line we buy him all day and we buy those old a rabbi problem properties like like we've bought houses in the past cuz where the houses were in decent shape they're not wrecked they didn't it wasn't a dire situation where the person how to sell because they were in foreclosure they inherited or they needed money they just wanted to sell but they realized my god this house for the last forty years we've done extensions upon extension we never legalized anything they realized the amount of pain it's gonna take to make that property legalized and I'm like you know what I'd rather sell it to you and your cousin and just get it off my shoulders get my check you guys deal with the problems but if you want to maximize your dollars then you want to go through follow a process here go down get your expediter get your surveyor and get your your architect get them all together prepare your plans put them in and just deal with the headaches deal with the red tape and deal with the BS you're gonna get more money but you're gonna have a lot of trade if is going to be headaches and time in money time and plenty of time plenty times rusty this is not a three week process folks this could be six months nine months this could be a year certain towns honestly prepare yourself they could be up to a year there are certain towns that will take a year to completely deal is that crazy you know think about the people with friends with out of state they get their permits not in two weeks people they build complex is quick they build neighborhoods quicker than we can build six and we're gonna do a session on the house just to get at something I know where we getting off course but just to break up a piece of land and subdivide one lot into two it could take sometimes a year to you know sometimes two and a half years just just get approval so yeah other states it's like three weeks to a month they encourage it down they encourage a building which I never understood they encourage it down there listen it by five acres they're the like listen just don't get this back we'll help build the roads will help build you a little boy a little build you know just give us area and that they were encouraging of it Planning Board Commission's are open everybody comes down they want it they see the growth here we get about we have everybody protesting that I want anything that's like I don't know it's I think it has a lot to do without having sue is no no that's definitely nice so you you're number one step you want to get highest value you want to know what the highest value is you want to run your comparables get an appraiser get a really good real to figure out what the comparables are in that area to get top dollar for your property step number two go down you physically go down to the town pull all permits all steve-o's everything and then walk back to your home and look to see if what you have there matches your property right we went through the whole first and second step you know why you down and I'm gonna say one more thing wind you down there you want to stop pulling violations and certain other things that might be tied to the property dude you get Nate's away because you know I mostly go into that move the title but yeah yeah if we could touch I mean folks most people don't even know if you had illegal apartments and certain things on your house and sometimes it was violations after violations that were that were accrued and we'll talk about one scenario we had a gentleman we bought his house and unfortunately had heard warrant out for his arrest cuz he wasn't showing up for all those court tickets and he wasn't showing relations it's realizing you have violations from the town just like it's just like IRS if you don't any IRS that come in empty is a town they give you a violation send you to court you don't pay it they'll put a warrant out for yours yeah and we didn't know that till the guy was going to closing all the sudden he's like oh yeah he's like a warning my wrist so you can Phillipe you have no I know a lot of us do it and it is what it is we have to have apartments in the house and we own we don't really want to do it cuz we want to live with people we just want to pay our taxes but I totally get it there's a lot of violations a lot of illegal apartments and houses and the towns are all over you for them so just to keep in mind you want to make sure you you know just if you're down there check that type of stuff you can clear that type of stuff up great especially when it's money because sometimes those monetary amounts to they start stacking up on you and you don't want to hit you know you want to deal with that it's about you out yeah it's like back in and out there he goes now I was back in back in well good alright Mike you got this right it's in and out we got to deal with it yeah so listen we're going down the right Road here so now the third step to this whole process is what I wreck I know you would as well is before you

17:45Getting Your House Cleaned Out

Do anything else get your house cleaned out get your house cleaned out and the reason why you want to get it cleaned out you want to under you want to see if your house is cluttered with crap if you just inherited it or if you've been living there for the last thirty years you are not gonna get top dollar with a property where they walk in and this like stuff sprue neveri where it's like they're not you're not gonna get top dollar if it's a little smelly you're not gonna get top dollar if it's antiquated the inside if the paint is chipped paint this peeling you're not gonna get to up to awesome number I would recommend get everything cleaned out and you want to get it cleaned out so you really have a good understanding of what's going on and then I would say go in there and get the home inspected by a real home inspector or an engineer yeah right but we get the engineer there's think about the cleanup how many times folks I just wanna I want to stress the I know you know listen we've all had it and we've all had people that have things have changed in their life and somehow they just don't leave the house for years we've we've helped many many people get a get a fresh slate and move on their lives we've bought a lot of order houses people didn't leave their houses 10 15 20 years and there literally was a disease but when these people folks when you inherit these types of properties I'm talking you could have tens of thousands of dollars worth of garbage inside of these houses this is not a cheap thing it's not like just throw up a 30-yard dumpster and fill this up we've bought and I know you're gonna people are out there listening you've inherited you're gonna inherit houses like this they're full to the brim I'm talking a two-story colonial with a basement full and a detached garage you talking 15 40 or dumpster sometimes it means and it's not cheap garbages up right now so anybody's in that business they know I mean with the dropping a ferret on is insane right now it's everything every course is up but you could spend 10 15 grand folks to clean out if not more yeah if not more its to clean the property out it's not as cheap as easy as it sounds no and we go through this a lot you know we'll get phone calls from people like hi you know I'm just gonna take care of it on my own and that's why we can win over this right now how to maximize your dollars but once they actually get into the whole process of actually cleaning out the property trying to get the permits trying to legalize everything they realize it's a pain in the ass I don't want to go down this road and I just rather hand it over to easy sell trade it over have them take the potential problems on their shoulders and have them deal with it yeah but it's a problem and even if you're even if you're not inheriting a home as a hoarder situation just think about the home you're living in you've been in for 30 35 40 years you accumulate snow and so you have it's your own personal home it's your kingdom your castle but when somebody else walks in that's gonna be the prospective homebuyer they're not gonna want to they want to vision themselves living in their home not yours so if you have all your personal stuff in there get it out in it up clean it out get it out all right this is Billy I found my cousin Wayne hearts art we are easy sell property solutions we are located online at easy self 1.com by phone 631 400 easy that 6 3 1 400 easy we'll be right back right after these messages back this is Billy Alvaro Wayne hearts are we are easy sell property solutions located right over here Holbrooke New York you can find us online easy sell for one calm by phone 6-3 140 it easy in our first segment today we were actually doing a give back right we're teaching everybody out there giving you the secrets they're really not secrets it's common sense but the things you need to do in order to sell your home for top dollar in today's market so like my cousin said earlier when he opened up we're not the perfect fit for everybody if you're looking to get the absolute most money for your home like top top top super top dollar we're gonna give you the things you're gonna have to go through in order to get that the number that you're looking for so in the beginning we spoke about the first thing you want to do is run comparables to the property compare apples to apples and the first segment we covered that we also cover the fact how important it is to go down to the town and pull CFOs and permits on the property so you could figure out what you have in the home verse what the town is showing so you can make any Corrections we went through and explain to you the steps you're gonna have to go through if you have things that need to get corrected such as hiring an expediter getting your survey done going down and hiring an architect put it preparing the plants and then dealing with a lot of red tape and a lot of back-and-forth and it could take anywhere depending on the town six months to a year and it's painful it's a process that you're gonna have to deal with and it's painful then we said you know what in order to to get topped off your property after you've gone through the first first phase of comps and the second phase of making sure your permits are in place you wanna make sure your home is completely cleaned out like take everything in there whether it's you've been living there or you inherited it make it cleaned out so the people who are coming in could actually see the home and actually visualize themselves living there right and that's a key thing now after the homes is cleaned out this is a key key thing you have to do myself and my cousin we get this done in every property before we sell to ensure our contractors do the right thing but

22:30Getting Your Home Inspected & What a Home Inspector is Looking For

You're gonna want to go down you're gonna want to get your home inspected by a licensed home inspector let's cover all the problems that are gonna get uncovered because with the home inspector that's not he's not saying your kitchen is outdated he's in there really to find problems with the property that could potentially bite you in the behind when you go in to sell to a prospective home buyer because their home inspectors gonna find these things that are wrong yeah correct right so folks when a home inspector comes into your house and I saw something that they've been through it before they the goal here is for him to literally turn your house upside down think of it that way he wants to just dangle it there and just hang out all the dirty laundry so he has to find a specific thing wrong with your house and he could be finding leaking roofs he could be finding bad plumbing aluminum wiring he could be finding mold inside the house cracked foundations I mean it's endless he's going to find stuff that's what they're there to do they're terminators they go in termina style and they want to find everything wrong with your home correct so if you get a pre home inspection or before you pre market home inspection you now know what the issues are you can address them there could be some deal-breakers they may not be dealer guys but the majority of time there are issues in there that are going to scare people and you may not know that your boilers literally on its way out it's gonna be gone in a couple days and so it's gonna take a crap right your water heaters gonna go you know you mean you may not realize that using condensers are about to go into items a lot of these mechanical items you know the first time buyers nowaday think about that though think about if they're thinking that Zillow is giving them an estimate of X yeah and it's coming up with that value based on the highest comps in the area and now you're looking to sell your home and you don't have your permits on the right way and you see of Ozar open you have a home inspection that's never been done but you have a voyeur thats 25 years old and it's just on its way out your roof is 28 years and it's definitely needs to be replaced your windows are as old as the property is your kitchens been outdated you have electric that's you know reverse polarity it's not grounded I mean all of these things are going to hinder you from selling your property for the absolute highest amount on the open market of course and then these buyers that come in with this home inspectors there to find all these issues and then what's going to have a folks they're gonna ask for it you need a bigger discount on the property because they see all these things that happen and unfortunately this day and age most of the home first-time buyers don't want to do any work it's not like it was years ago when you went from what houses where they said listen we'll go in we'll buy anything will renovate how home don't you know room to room to room and that's where we'll get our equity they want turnkey these kids millenials they don't want to do it think they only want paint turnkey they don't want to buy things so if you go in there and they literally get a home inspection when it's 80 pages right back and they like listen your boy is gonna go your water heaters gonna go all you doesn't go your HVAC schooling you need a new roof you need new siding you need new windows they're gonna look at that and listen sometimes these home inspectors put a price on their they see the bottom price and they say oh you have a small crack in the foundation you're a lekker electrical move on to they'll move on to the next house correct they'll move on to the next time it's so freakin important you know it but again it comes down to a trade-off do you want top dollar for your property because if you do we recommend highly recommend you get this piece done because it's gonna save you a lot of aggravation down the road and it's gonna almost get virtually ensure that you get the absolute top dollar for your property however if you don't want to deal with the hassles of going through this and it is a hassle because they have to get the home inspection they're not that expensive for 425 450 554 to 15 407 around the square footage of the property once you invest that money and you get to report back and you realize if your home is perfect and great you can move on to the next step but there's a lot of things you need to do in here to bring it up to 2019 code and standards or to fix the stuff that's not that's on the report that any home inspectors gonna pick up you have to

26:02The Challenge of Hiring a Contractor & The Trade Off of Selling to Easy Sell

Realize it's gonna cost you time and money you're gonna have to now hire a contractor if you're not handy and you can't do plumbing or electric or roofing or change how to boiler or you know do the the electric reverse polarity and do the grounding like all this takes time and money yeah and so the trade-off if you don't want to do that you can call us at six three one four hundred easy because we don't care what condition your property's in we don't care if the house is falling apart we don't care if the house has nocebo we don't care if the roof is 90 years old we don't care about any of that what we care about is looking at a property we could add a lot of value to like going in putting our heads on straight and saying this is this house we're gonna go in and completely renovate it make it to 2019 coding standards and put a Millenial in there turnkey where they're gonna come in and they're gonna want a property for a first-time homebuyer that's actually you know in mint condition yeah and folks listen I want to stress reason why we will take these properties is because we you know we're in the business is what we do we can we can we control construction companies I mean you out there as the homeowner that's never doing that I gotta be I gotta say this to you contractors I love them all they're all so certain they're all great people but they are some of the toughest tradesmen to deal with folks if you want to start doing this work yourself you say self I could do Wayne ability do I could do it then everybody thinks they can flip a house everything's they could do that I encourage you to go ahead please but remember contractors are challenging you have to get roofers siding windows you have to now manage these guys you have to do contracts with them you have to stop picking everything out you have to manage them it's a challenge and don't think that's gonna be happen in a few weeks it doesn't happen in a few weeks folks I always tell you they'll come in in a couple weeks two weeks two weeks everything's done this is gonna be another six-month process getting them in and out of your house and getting them paid and speaking about payments whatever the number is that you guys agree to realize it's gonna go up 15 20 or 25% with by the time the job is done usually there's always actually there's always extras it's always gonna be something that they weren't expecting it's gonna cost them more time and money which means it's gonna cost you more money in the bottom line and so you know it's a challenge dealing with contracts it's there listen everybody there's good and bad in every single industry but when you're dealing with contractors on the retail side you're going to pay a retail prices what would cost you 15,000 for a certain thing might cost us 75 or $8,000 for that same item to get those right so we're able to come in and and take care of things in an expedited fashion so if you have a property and you've gone through and you've gotten your home inspected and you see there's a ton of things that have to get done and you're like you know what I don't want to go down this road of having to open up Pandora's box and deal with the town with permits and deal with the contracts let's deal with all there's other stuff call us six three one for it easy or go to the website easy so formal one calm it's literally five to ten minutes it's not a lot of time out of your day you call in you put the webform in somebody from our organization will reach back out to you it's literally a 15-minute conversation and if we're a good fit we'll come out to your property we'll assess and we'll make you a cash offer on the spot with zero contingencies it's that fast and easy on the flip side if you want to do this yourself let's go on to the next piece right so the next thing that we highly

29:00Why You Need a Title Report on your Property & What It Will Tell You

Recommend you do and you know nobody out there talks about this but it is so freakin important it's pulling a preliminary title report on your property not just to see you know the what the ownership chain is but really to look at your mortgages your liens your judgments and violations this is going to be a key report that you want to look at now let's Pete let's take out each piece of this and break down so liens and mortgages why is that important why should they do it folks you know many times you know and you were in the mortgage we were in the mortgage business years ago that you may have taken out a mortgage refinanced and he never did a satisfaction on some particular mortgage isn't what's the satisfaction satisfaction is proof that it was actually paid off okay we come across this a lot many times 70s the 80s whatever it may have been the years maybe the 90s 2000 whatever it was there they're still showing up on your time report that's if somebody can't get clear title folks there's a lot of legwork that happens it has to happen behind that in which I'm sure you can explain so I'm India it people don't realize that there's ways so so we have because we own the mortgage company in the title company is back we understand all the red tape that goes into getting these deals done in an expedited fashion and we could pull strings if we have to and so one of the benefits of selling the US is when this title issues title defects especially with the mortgages of liens or judgments there's things that we can do to address them to make it easier on you if you try to sell to a regular home buyer who's getting a mortgage their attorney is going to mandate that you jump through every hurdle to get this stuff clear and urine when we buy it we actually assist on the clearance because this is what we do we know how to make this stuff happen yeah but it's important it's important you want to know and this is really gonna affect your value it's just really gonna be more of a hassle for you yeah well it's gonna it's gonna slow down you may be in contract now another three months because you know have to clear these issues correct it we like to get you know all the problems up front I'd like to address the issues let's address the issues right up rather than wait there's nothing that's worse when you're in you're in contract and there's gonna be other things we're gonna get to but you're in contract now and you're waiting like alright everything's good and in three months later you're about to get ready to close up titles not clear and now you got these issues now that you're gonna take another month or two now it's holding cost its taxes its insurance and you're thinking I listen I got my number I didn't really get my number and the deal could blow up well let's talk about it so you know the title issues that you have with the mortgages in the liens regardless they have to be addressed it was really not gonna be a discount the buyer isn't gonna say hey I want to discount their property because you have hope of mortgages liens they have to be addressed one way or another we have loopholes to get that done but we are you where you will have some serious pain is when the buyer finds out that this open violations on your property for whatever from the town and the open violations could be a civil that wasn't closed up properly violations could be what what else are there we get a lot of a lot of them with the illegal apartments illegal apartments apartment finished basement the unkempt houses if they were left vacant for quite some time they in the city they have they have a whole laundry list of items that get attached to the property and these liens they have a monetary amount that have to be paid and they have the actual lien itself so the violation rather needs to be cleared if you're gonna sell your home to a person who's getting a mortgage and buyer now one of the things that we deal with a lot is title issues with violations we buy with open violations you're gonna be responsible for the monetary amount so if there's a thirty thousand dollar fee in there from the town with twenty six thousand or twelve two hundred dollars or eight hundred Isles whatever the fee is it's your responsibility to pay that out of the closing when we close but you're not gonna have to correct that violation and it's a pain in the backside when the town has violations on your property because if you think it's hard to get open CFO's or convert CFOs down and permits them when you have violations they are in there with a microscope looking at every little thing and it's if it's six months to get done now consider it nine or twelve months ago done it isn't open by now you get the inspectors you get the code enforcement inspectors then you got the building inspectors coming and everybody's coming in so it's like I said sometimes function thresholds I mean yes we've had the fire marshals too so you got a couple different municipalities coming in and everybody's got their eyes on and everybody sees something different so prepare to settle now fix three or four or five you know so let's look because him and I have a lot of laughs about this so I'm like hey so we do or Wednesday meetings and we give updates I'm I'll give him updates on sales he gives me updates on the rehab side so I'm like hey cuz how we doing on XYZ property he's like in two weeks goes like ah permits are in everything everything's good we filed everything we everything is fine the building inspector said it's good two weeks later cuz what's going on well building a spec center was good but the other guy came in he said because it was a violation we took it over and a just completely changed this store and they're making us do five more things and we had everybody perfo happens all the time oh hey old Simon and one of the inspectors will come out to the house and say you know I the plants examiner may approve it but I'm not gonna approve it and then the plumbing inspector comes and says you know what I'm not approving what the building inspectors that's nice I have four different people telling you it to prove not a proof fellas how can we just all produce something what do you need that what can we all be in the same place but they won't come at the same time so you can't get answer this guy came in and I'm like you guys are desk are only like 10 feet away can we talk is having a conversation that let's have a phone meeting you know it's but you know if I come down here and sit between you two desks we just hammer this no call 750 the deals dead you have to wait a week but you know the funny thing is dude is that you go through this a lot it's like it's never-ending oh you gotta laugh I mean but for the average person any we were not laughing for the average person oh if you have to deal with this folks it's it's headache it's complete headache it's a headache it's a headache it's a pain in the backside it's a lot of red tape it's it's it's like loss of sleep at night is what it is because they my brother right now my brother who's a contractor who's doing his own home is going through adding an extension this is a guy who knows what he's doing he's dealing with the town and it has been it's almost going on a year it's a year he's still not approved the process that he has to go through he had a he had a exactly what we said here he had to correct certain things that were violations and permits that weren't open and see those that weren't closed all of these things it's a year and this poor guy still doesn't have a building do some work on my house I just want to you know add something to my property it please amazing the one inspector says it's approved the other inspector comes in just like you said no I can't do it you got to go back to the drawing board it's a Pam I'm with saying this because look it's we're laughing it's funny but if you have to go through this yourself and deal with it it's a challenge it's a headache and it's not fun it's not fun at all so listen if you have a not fun home if you have a property that you have violations on if you have a property that has open CFO's open

35:25How We Take Your Home's Problems Off Your Shoulders

Permits anything with it that you just know it's gonna be a hassle for you to put it on the open market and sell for top dollar we can come in we can offer you a fair price and that's the key word fair we don't look to rip people off we don't look to buy of tremendous discounts we look to come in and offer a fair price for the property based on its current conditions and what outstanding issues there are so we take the problems well if your shoulders we put them on hours and you're out of it you walk away with your check and now we have to deal with all the BS and we deal with a day in the day out we deal with cleaning up a lot of BS allowed to be a lot of people's messes but we wanted to go back on those what you said is liens and judgments because in the title report comes in folks you know years ago you may have it could be any could be from anything anything that people did wrong you know you may have done a lot of things wrong and you had businesses that closed up you cut up everything I mean it could be endless and we can go through all the all the scenarios but it's gonna come up when you pull title if people actually put liens or against you and you have judgments and on the head and which would get those elves it's going to come up in the title report and that's the is with some monetary amounts come out that you had no clue so you're like listen I'm getting four hundred from my house I'm happy I know my mortgage is only this amounts right now I'm gonna walk away with this and then boom you pull title and you realize people have been filing on you every single year for the last ten years because of something you did could be open IRS judgments it could be it could be a mechanic's lien for something you had done with with the contractor ten years ago when he put a mechanic's lien against your property and you had no idea he filed the four thousand dollar mechanically all these things mother could be elderly yeah you could have oh yeah you could have pretty cool to that as well yeah yeah those are coming up a lot now we were dealing with that I mean it just you don't even realize what this until you have the title report and you're like what 75 60 70 grand 80 grand I got this bat but but here's the challenge the thing is whether you sell to us for cash or you sell in the open market those things need to be addressed meaning the liens and the judgments they need to be addressed they're not going to go away regards for you sell to but just realize it is a challenge it is something you're gonna have to deal with when we get involved because we are experts at this and dealing with title defects we could assist in making these things happen faster and get them through so you can take the stress and struggles of dealing with this property putting on our shoulders however if there is a monetary amount regardless if you sell to us for cash or if you sell on the open market that's gonna have to be paid for any closing nervous sometimes we can negotiate it down we have a lot of really good processes and attorneys that we deal with what we can get a lot of this stuff discounted down which is more money in your pocket um if you're dealing on the open market with a home buyer who's getting a mortgage they're not gonna do that for you I'm generally your attorney is not gonna do with either because it's time and money no Punk and he's making his you know his fee to close your deal that's it yeah for small fee you know 15 or ality is not going to be clearing all this type of stuff and working that hard for you folks we don't have too much time but I want to get into the last piece of and this was really educational man like I you know if you want to sell your property for top dollar listen to this again we're gonna have this uploaded to YouTube easy sell for one go online for YouTube this will be on there and like the next two weeks I'll definitely check it out but the last thing that we have that that's important that could really kill them with time we've bought in with survey issues is getting a survey done right so what are the couple of items that can happen on the survey you can have your driveways out-of-bounds your fencing is out of bounds your house might be built on somebody else's property for pricing that's the rare what has happened that's happen it's happened but the biggest ones are usually gonna be certain certain landmarks or certain things like you said driveways or fence lines that are all off out of possessions I mean many times people put up fences never looked at all so now it's 10 15 feet off from the neighbor and now you're fighting and it jams you up for a couple of weeks you'll be fighting over affidavits and whose mind Land and this and that and all of a sudden if it was more than 15 years now we're talking you could person has rights to that type of land and now it's litigation and there's a couple of other things so be careful with that you know have these relations a bit know where your property lines are trying to be building anything too close to the property line over the property line because we've had it driveways fence lines you know detached garage is built on somebody else's house else's property line at the garage was awesome it's a problem and what's gonna happen with the end buyer his attorney and the title company that they're getting they're not going to insure that part of the property so it's gonna be a negotiation piece you're gonna have to deal with with the potential buyer at the closing so we're recommending is if you want to go and get your property sold for top dollar let's just say you Colin you're not a good fit for us REE listen to this this whole session on YouTube because it's gonna outline exactly what you need to do the hurdles you're gonna have to jump the red tape you're gonna have to deal with in making your home legal bring it up to 2019 code and standards and you know the last thing that we didn't put on here is actually remodeling your home to bring it up to the most value so after you've done all of this if you want to get top dollar we don't have a lot of time kitchen beds flooring trim work paint roofing siding windows everything that cost of course if it's ten years old your roof you're not gonna want to read them that but if your kitchen is 35 years old and you're trying to get top dollar it's not gonna happen well that's when it comes back to look at those comparables at the beginning folks you gotta make sure you go to the I know everybody loves a house and it's something that they built for last 30 years but if you're at the beginning when you sat down with the real attorneys listen these are the three two three two comps and they have you know beautiful kitchen and updated bathrooms please don't go in and say listen I still got the pink smirk or you know the blue or the pink Smurf bathroom in the seventies and say I'm going to command that scientologists I can't do it it's not gonna happen it's not gonna happen yeah you want to bring your home up the standards kitchen bathrooms flooring the electric system if you're having an old electric system your plumbing your roofing your siding windows your mechanicals everything matter is when you're selling your property for top dollar I'm Billy Alvaro this is my handsome
