Permits and certificates of occupancy come from the Town of Huntington Building & Housing, except inside incorporated villages, which run their own building departments.

Selling in Huntington: taxes, prices and paperwork
Selling a house within Huntington's town limits runs on a Suffolk tax calendar, a Town Hall on Main Street that holds your building file, and, on some streets, a preservation commission that gets a say over exterior work. Four incorporated villages sit inside the town (Asharoken, Huntington Bay, Lloyd Harbor and Northport), and the state rates each one separately. The unincorporated hamlets answer to Town Hall for permits and assessments. Before you pick a price or a closing date, find out which of those rules actually touch your property.

Assessments, Grievance Day and the December bill
The Town Assessor works out of Room 100 at Town Hall, 100 Main Street, and keeps the assessment roll. That roll lists more than 72,500 parcels across the town and its villages. Assessments here are a sliver of market value. New York's 2025 rate for the town came in at 0.45, and the state's own explainer says anything below 100 signals assessments sitting under what the market would pay. It adds that a low rate usually points to a long gap since the last reassessment.
Think your assessment is too high? Grievance Day falls on the third Tuesday of May, and that is the day Huntington's review board hears complaints. The town wants an originally signed grievance in the Assessor's Office on or before that date. Faxed and emailed copies are refused. Forms show up in April. Lose at the board? If you own a one, two or three family house used only as a residence, Small Claims Assessment Review (SCAR) is the next step. SCAR has to be started within a 30-day window once the final roll gets filed, with a $30 filing fee.
Now the bill itself. The tax year runs December 1 through November 30. Statements usually go out the second week of December, and that one yearly bill is paid in two halves: January 10 and May 31. Exemption applications, senior and veteran included, have to reach the Assessor by March 1 under state law. Keep those dates in mind when you and your attorney talk about a closing date.

Prices and speed of sale
Redfin's market page for the Huntington area pegged the median sale at about $1.1 million across the summer of 2026 (June through August), 2.5% above the same months of 2025. The typical home sold after 20 days, while a summer earlier it took 22. August 2026 brought 61 closed sales by Redfin's tally, against 70 one year before. Redfin also gave the area a Compete Score of 92, a level it labels most competitive. These are Redfin's calculations from MLS and public records, so your street can run well above or below them.

Landmarks, districts and where the sewers run
A lot of old housing survives here, and the town regulates it. The Town Board set up the Historic Preservation Commission in 1969. Its published guide says that by the end of 2014 the board had designated 113 local landmarks and created seven historic districts holding over four hundred additional properties. One of them is the Old Huntington Green Historic District. Inside a district, a newer house that doesn't contribute to the historic character still follows the same rules.
Here's the deal for a buyer of one of those houses. Before any building permit is issued for a designated landmark or any district property, the owner needs a certificate of approval, and the guide warns that review can add three or more months. Interior work and paint color are not reviewed. A National Register listing on its own does not limit what an owner does, the guide says. Local designation does.
Sewers cover only part of the town. The town-run sewer district maintains more than 35 miles of lines and serves the area around its treatment plant plus Halesite, and the separate Centerport Sewer District pumps its flow to the Village of Northport's system. If your house is outside those districts, ask about its cesspool or septic setup. By the county's count, close to 70% of Suffolk homes depend on one or the other.

Permits, apartments and the deed
The Building & Housing Division issues certificates of occupancy out of Room 115, phone (631) 351-2821. The state's disclosure statement (the PCDS) asks you straight out if the house has certificates of occupancy. It also asks about fuel storage tanks above or below ground. Since March 20, 2024, sellers can't skip that form by giving the buyer a $500 credit, and it now carries flood risk and flood insurance questions.
Rented space is its own headache. The Accessory Dwelling Unit Bureau, Room 205, issues apartment permits only for owner-occupied single-family houses, renews them yearly with an inspection, and stopped taking basement, cellar and attic apartment applications on July 16, 2019. A permit can move to the buyer only if the buyer files inside 90 days after title transfers. A non-owner-occupied permit must be converted to an owner-occupied one.
At closing, New York's transfer tax lands on the seller: $2 on every $500, with the return (Form TP-584) going to the Suffolk clerk. Buyers owe an added 1% mansion tax on any home priced at $1 million or above. If a cash sale fits better, Easy Sell will buy it as-is, cover closing costs and charge no commissions.

Your Main Street to-do list, room by room
First stop is Room 115 at 100 Main Street. Ask Building & Housing what permits and certificates of occupancy sit in your file, or email BuildingInfo@HuntingtonNY.gov. The counter keeps weekday hours, 8:30 a.m. until 3:00 p.m., so plan a morning for it.
Got a rented apartment? Check in with the Accessory Dwelling Unit Bureau in Room 205, (631) 351-3009, and confirm when the permit expires. Renewal runs $550 a year ($350 for seniors) with an inspection. Give your buyer the 90-day transfer deadline in writing so it doesn't slip.
Then settle the tax side. The Receiver of Taxes, (631) 351-3217, can confirm what's been paid on the December bill. The Assessor's Office in Room 100, (631) 351-3226, can tell you which exemptions are on your parcel. You can also look up the parcel yourself with the town's Property Tax Record Search.
If the house is a landmark or sits in a historic district, call the Town Historian, who serves as secretary to the preservation commission. A buyer planning an addition will want to know about the certificate of approval step up front.
Last, complete New York's disclosure statement and get it to the buyer before anyone signs a contract. At closing, the TP-584 return and the transfer tax are due within 15 days after the deed changes hands.

Right next door
- Huntington Station: It shares the same Town Assessor and Grievance Day, and the town's preservation guide traces its local landmark program to the damage 1960s urban renewal did in this hamlet.
- Dix Hills: The town Receiver of Taxes also collects Dix Hills Water District payments, so look for that line when you total what's owed.
- Northport: Northport, an incorporated village, is rated 0.82 by New York for 2025 against the town's 0.45.
- Smithtown: Across the eastern town line you deal with a different assessor, and the state's 2025 equalization rate there was 0.8.
- Oyster Bay: Cross into Nassau County and appeals go to its Assessment Review Commission instead, where the next filing window opens January 4, 2027 and shuts March 1.

“I am pleased on how this whole process was smooth and not stressful. Justin and Kaitlyn had great communication with me and let me know step by step what was happening. My mother had passed away unexpectedly and I had alot on my plate as it is and they lifted the burden of the house off of me. They balanced business and being sensitive to this process look easy and I am grateful for how they handled all of this so professionally.
