Permits and certificates of occupancy come from the Town of Babylon Building Department, except inside incorporated villages, which run their own building departments.

Selling in Babylon: taxes, prices and paperwork
Listen, when you sell a house anywhere in this township, a lot of it comes down to water. The Department of Public Works says most of the low south shore land is mapped by FEMA as an AE6 flood zone, and homes facing the Great South Bay sit in a wave action zone with tougher building rules. Underground, parts of the town drain to the county's Bergen Point treatment plant. Add three incorporated villages, Amityville, Babylon and Lindenhurst, each with its own equalization rate, plus a rental permit that requires an inspection, and you've got a checklist worth reading first.

Grievance season at 200 East Sunrise Highway
Assessor Matthew R. Cronin's office is on the second floor of Town Hall at 200 East Sunrise Highway in Lindenhurst. New York's tax department pegged the town's 2025 residential ratio at 0.59; the prior year it was 0.67. That ratio is the share of market value your assessment is meant to represent, so a low dollar figure on the notice is expected. The question is whether your number is fair next to similar houses.
Grievance forms are taken from mid-April through Grievance Day, which falls on May's third Tuesday. Mail it or bring it in, but if you mail it, the burden is on you to make sure it arrives on time. Showing up in person is optional, but the written form is not. On Grievance Day itself the BOAR, an independent board, sits in the Town Board Room from 10 in the morning to noon and again from 6 to 8 at night. Decisions usually arrive by July. If the board turns you down, you can take a small claims petition to the County Clerk's office in Riverhead. The state's guide gives you a 30 day clock that starts on the final roll's filing date, and the fee is $30.
Receiver of Taxes Jennifer Montiglio's office set January 10, 2026 for the first half and May 31, 2026 for the second half. After May 31, the only place to pay is the Suffolk County Comptroller's Office in Riverhead. The town tells new buyers to call the Receiver right away for a current bill, so keep your payment receipts handy.

Prices jumped in the latest Redfin numbers
Redfin's Babylon page shows $824K as the midpoint sale for June, July and August of 2026, which beat the same months of 2025 by 14.5%. Time to sell held close to steady at 24 days versus 25, and August brought 33 sales compared to 29 a year prior. The countywide figure was $735K, an 8.1% gain, and 27 days to sell. That page follows Redfin's own boundary, not every hamlet in the township, so your street could look different.

Low ground, bay-front rules and the Bergen Point plant
The town's own DPW answers put it plainly: much of the south shore is low marshland, one to two feet above sea level, and FEMA has designated most of the area AE6. If you rebuild or repair in a flood zone, the town says to take the elevation on the FEMA map and add 2 feet of freeboard under the state rule. Houses that face directly onto the Great South Bay fall in the wave action zone, which means raising the house on piles with breakaway walls at ground level. You can look at the FEMA maps at the Town Hall Annex on Phelps Lane in North Babylon.
For sewers, Suffolk County Sewer District No. 3 covers portions of the town and of Islip. Its Bergen Point plant was activated in October 1981 and was designed for an average of 30 million gallons a day. In a 2012 study, the county looked at extending service to Deer Park, North Babylon, West Babylon, Wyandanch and West Islip, so a house in one of those areas may or may not be hooked up. Confirm it with the county before you put it in a listing.
If your house predates 1978, federal law kicks in: share any lead paint information you have, pass along the EPA pamphlet, include the Lead Warning Statement, and give the buyer 10 days to test.

The rental inspection and other closing paperwork
The rental rules here are strict. You need a Rental Permit any time someone other than the owner is the primary resident, and that includes family members who pay nothing. A legal two family under its Certificate of Occupancy can have both units rented with no owner living there, but it still needs the permit. The application wants your deed, floor plans drawn at 1/4 inch to 1 foot, a survey, the CO, ID and a tax bill. The fee is $400 for the first unit and $50 for each one after that, and a Building Inspector comes out.
That inspection checklist reads like a pre-sale punch list. No basement bedrooms. Smoke detectors in every bedroom and hallway leading to one, plus one on every level. Railings on outside stoops over 18 inches high. Fire-rated sheetrock around the boiler. And every building permit and CO has to be in place and up to date. Even if you never rented, it's a fair list to walk through before you show the house.
The state's Property Condition Disclosure Statement goes to the buyer before any contract becomes binding on them. It covers FEMA floodplain status and whether flood insurance is required, which matters on this stretch of shoreline. At closing, the transfer tax is $2 per $500. The seller pays it, and the TP-584 form gets filed with the county clerk. If all of that sounds like a lot, Easy Sell will get you a cash number inside 24 hours.

Lindenhurst Town Hall checklist before you sign
Number one: get your assessment and exemptions straight. The Assessor's Office is on the second floor of Town Hall, 200 East Sunrise Highway, Lindenhurst, and its phone is 631-957-3014 (email Assessor@townofbabylon.com).
Number two: if your lot is low, look at the FEMA maps kept at the Town Hall Annex on Phelps Lane in North Babylon. Find out if your lot is in the wave action zone, because that changes what any rebuild has to look like, and New York's seller form has flood questions on it.
Number three: if anyone other than you lives in the house as a primary resident, ring the Rental Division, (631) 957-4434, to make sure the Rental Permit hasn't lapsed. Have your deed, survey, CO and scaled floor plans ready, since those are what the division asks for.
Number four: ask the Receiver of Taxes for a current bill and keep your receipts. Payments made after May 31 go to the Suffolk County Comptroller's Office in Riverhead, not to Town Hall.
Number five: if you grieved this year and lost, you have a short window for a small claims petition through the County Clerk, reachable at (631) 852-2000.
Number six: before contract, hand over New York's signed disclosure form, plus the lead paint disclosure and EPA pamphlet if the house predates 1978. Your attorney files the TP-584 at closing.

Right next door
- Islip: Islip's 2025 state ratio was 6.68, far above the level used here, and in 2026 its complaints had to be hand carried to the Assessor on Nassau Avenue before 9 at night on Grievance Day.
- Huntington: North of the town line, Huntington's own assessor works to a 0.45 equalization figure for 2025.
- Lindenhurst: Lindenhurst, an incorporated village, keeps its own roll, which New York rated at 0.96 for 2025, and New York's guide says villages that do their own assessing generally hear complaints in February.
- Village of Amityville: The state rated Amityville's village roll at 1.71 for 2025, apart from the 0.59 that applies town wide.
- West Babylon: West Babylon is home to the Bergen Point treatment plant and was one of the areas in the county's 2012 sewer expansion study.
- Deer Park: Deer Park was also studied in 2012 for a Southwest Sewer District extension, so sewer status there is worth confirming house by house.
