Source: U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates, Brentwood Union Free School District, NY. ACS 2024 does not publish Brentwood CDP; figures are for the Brentwood Union Free School District, which covers most of the hamlet.
The typical home in Brentwood was built around 1966, which puts many roofs, windows, boilers and kitchens at or past their usual replacement age.
79% of homes are single-family detached houses and 80% are owner-occupied.
Brentwood is a hamlet, not its own municipality, so permits and certificates of occupancy come from the Town of Islip Building Division.
38% of occupied homes here heat with fuel oil. If yours does, buyers usually ask about the tank: where it is, how old it is, and whether an underground tank was ever tested or removed.

Selling in Brentwood: taxes, prices and paperwork
Brentwood is a hamlet with no village government of its own, so every piece of your sale that involves local government runs through the Town of Islip. The Assessor sits at 40 Nassau Avenue in Islip. The Building Division is at One Manitton Court. That keeps your paperwork in one town, which is simpler than a sale inside a village. It also means Islip's rental permit law applies to any unit you rent out, and Suffolk's cesspool grant program is open to you if your house isn't on a sewer line.

Islip's assessor, the BAR and your exemptions
Islip's assessor's office handles valuations for upward of 99,000 parcels and updates ownership as deeds transfer. New York's equalization rate for Islip in 2025 was 6.68. Because the state treats any rate under 100 as a sign that assessments trail market value, the assessed figure on your bill covers only a small piece of what a buyer would pay. The value is pegged to the prior July 1, while the physical condition and use of the house are fixed as of March 1.
Last spring's cycle, for the 2026/27 bills, shows the rhythm. Notices of changed assessments were mailed no later than May 1. Complaints on Form RP-524 had to be carried in person to Suite 3, 40 Nassau Avenue, by 9 p.m. on May 19, the date of Grievance Day. Anything later was dismissed as untimely by Islip's Board of Assessment Review (BAR), which mailed its decisions around the start of July. The office also takes informal review requests ahead of March 1, and it notes that an arm's-length sale near the July 1 valuation date may support a lower assessment.
Exemptions belong to you, not the house. Per the town, an existing STAR exemption, Basic or Enhanced, stays in place only while you still own the home it's attached to. Senior and disability exemption filings for 2026/27 were due March 1, 2026, with a combined income cap of $58,400.
| State equalization rate, Town of Islip | 6.68 | 2025 rate year |
|---|---|---|
| Last Grievance Day | Tuesday, May 19, 2026 (filings due by 9 p.m.) | 2026/27 tax year |

What Brentwood houses brought this summer
On Redfin, the three months that closed out August 2026 put the hamlet's median sale price at $658K, a 5.2% gain over the prior year. Houses moved faster too. The median was 25 days on market, seven fewer than a year earlier. Redfin's count of homes sold dropped 22.9% from a year earlier to 54, so fewer houses changed hands even as prices climbed. Redfin scores the hamlet's market at 86 on its 100-point Compete Score and calls it very competitive.

Cesspools, rented units and apartments
Suffolk County puts the share of its homes on cesspools and septic systems at nearly 70%, and it calls them a major source of nitrogen pollution. To get them replaced, the county's SIP grants (Septic Improvement Program) pay up to $20,000 per property, and a New York State program covers up to 75% of eligible costs, capped at $25,000. The property must be an existing house: a one-family, a two-family, or a one-family plus a single accessory apartment. It can't be hooked up to sewers or sit in a proposed sewer area. One catch: a grant-funded system can't be removed without written approval from the county health department.
Rented units carry their own paperwork. Rental Occupancy Permits covering single and two family dwellings come from Islip's code enforcement division. Per the town's application, permits last two years and do not transfer. When a rental house is sold, the current owner signs an affidavit swearing they no longer rent it, and the new owner has to register inside 30 days once title closes. Transient rentals are prohibited under Chapter 68, Article L of the town code. The application also says a permit gets suspended if the owner is later cited for a code violation, until the violation is fixed.
Have an apartment that was never legalized and no rush to sell? Islip announced the Plus One Accessory Apartment Program in December 2024. It offered eligible owner-occupants of single-family homes up to $125,000 to build a new accessory apartment or bring an existing one up to code, subject to income limits.

Pulling your file and closing the deal
Listen, get your building file early. The Building Division's Records Office is where a permit gets closed out with either a CO or a compliance certificate, and it takes Freedom of Information requests for Building Division files. You file those online at islipny.gov/foil. They are worked in the order received, and the counter won't process them. Records can be reached at (631) 224-5470.
The state disclosure form has to be in the buyer's hands, or their agent's, prior to a binding contract being signed. Handing over $500 in place of the form stopped being an option on March 20, 2024. These days the form covers FEMA floodplains and flood insurance history. It also asks how old the house is, with a note encouraging buyers of pre-1978 homes to check for lead paint.
New York's transfer tax runs two dollars per $500 in sale price. The seller pays it with Form TP-584, filed with Suffolk's county clerk, and the money must be paid no more than 15 days after delivery of the deed. If a quicker path makes more sense, Easy Sell can have a cash offer to you within 24 hours, and closing can be as soon as 7 days out.

From Manitton Court to the closing table: an Islip sequence
Step one is the building file, because FOIL requests wait their turn. Submit yours online, or email RecordsDepartment@islipny.gov with a detailed note. The Building Division at One Manitton Court is open weekdays from 8:00 a.m. until 4:00 p.m., except holidays.
If anything turns up without a CO, talk to the Permits Office at BuildingPermits@islipny.gov or (631) 224-5464 about what it takes to close it out. The town suggests email first because the phones get busy. Plan meetings with a plans examiner by appointment at (631) 224-5467.
Renting part of the house? Call the housing line in Code Enforcement, (631) 224-5474, so you know the status of your Rental Occupancy Permit. At the sale you'll sign the affidavit saying the rental has ended, and the buyer handles new registration.
Next, call the Assessor, (631) 224-5585, or write to assessorsoffice@islipny.gov to confirm your assessment and which exemptions sit on the parcel. STAR questions go to (631) 224-5058. The office is open 8:30 a.m. to 4:00 p.m. on weekdays.
Finally, hand over the signed disclosure form before contracts go out for signature, and have your attorney prepare the TP-584 so the transfer tax can be paid when you close.
